5 Day countdown





Four Days Before:


Schedule final utility meter readings for day of closing, including: gas/fuel oil electricity water/sewer


Three Days Before:


Go to the post office and arrange for mail to be forwarded to new address. Transfer or cancel newspaper subscriptions, cable TV service, telephone and garbage collection.


Two Days Before:


Talk to the title officer, your lawyer, and your agent to verify that all necessary paperwork will be ready for your closing.


The Day Before:


Pick up a written copy of your estimated closing costs from the closing officer, or have your agent do it - you're entitled to it by law. Check to make sure all fees, tax adjustments, and other charges are correct. Gather all the documents you are expected to bring to the closing, such as: - paid property tax receipts (Seller) - property survey - copies of your mortgage and any other liens on the property (Seller).


Closing Day:


Before you leave, sweep out the house and make certain all personal property is out. When you leave for the closing, make sure you have your documents, form of valid ID (driver’s license), and all house keys and garage door openers. Immediately after the closing is completed, call your insurance agent and cancel your homeowner's policy (Seller).

Wiring Instructions





For buyers who cannot bring a cashiers check to closing or will not be present at settlement, you can have funds wired to West View Title.


If you will be wiring funds please call our office at 540-434-7575 to obtain our wiring instructions.



Remote closing requirements





Effective October 1, 2018 Clients that are unable to attend closing at our office, 300 Neff Avenue, Harrisonburg, Virginia, will be required to abide by the following steps in order to insure a safe and secure transaction:


• contact your processor immediately
• coordinate with an approved Fidelity National Title Group (FNTG) notary or agent OR under the supervision of an attorney licensed in the state where the documents are executed. Your processor will be able to obtain a name and number of someone you can contact. You processor will send the documents directly to the approved notary/agent/attorney for you to sign
• schedule a date and time to sign your documents for the transaction at the separate office and advise your processor once completed
• once your processor has received your fully executed and approved documents for your transaction, from the approved notary/agent/attorney, the documents will be sent to the clerk's office to finalize the transaction

To keep your transaction safe and secure, our office will no longer be able to send any unsigned closing papers to clients (or their realtors) to sign or notarize prior to closing. All documents will be sent directly to the approved FNTG notary or agent or the licensed attorney.

Clients will be subject to additional fees by our office and the FNTG approved notary or agent OR licensed attorney that reviews and notarizes the closing papers.
